Loma lots run bigger and more open than the compact yards in town, and the west end of the Valley takes real wind off the desert. Out the I-70 corridor and toward the Mack approaches, water has to travel, so an irrigation system that's strong at the house but weak at the edges leaves dead corners and wasted runoff. On alkaline clay with hard freezes and a short shoulder season, the plan has to match how the property actually gets used, not just how it looks the week it goes in. The fix is to take the full scope, get the high-use areas and the irrigation right first, then work outward so the lot keeps improving without becoming your second job.
